The median sales price of a Sacramento home remains stable at $167,100. A high level of Bank owned properties – 65% of all sales – greatly contributes to the favorable rate of sales, and also keeps the median sales price low. The most favorable price bracket remains at $200,000 - $250,000 (14% of total sales in April).

Over 50% of properties on the market are selling within 30 days. This means High competition among buyers and investors.

The Housing Market Supply figure drops to 3.1 months. This figure represents the amount of time – in months – it would take to deplete the total listing inventory given the current rate of sales.

Over 27% of last periods total sales were closed with ALL CASH. These ALL CASH transactions continue to be strong hitters in the current market.

A large majority of home sales continue to sell within 95% average of list price. Some are higher than 100%, meaning many homes are selling for higher than asking. With aggressive ALL CASH and ready to go buyers, we will continue to see a steady recovery in the Sacramento Real Estate market.
